There are weeks when you only have to walk along the La Paz seafront , among remodeled cafes and new " long-term rental " signs, to realize: something is changing.
This week, during my tours of El Centenario , Colinas del Sol , and the Chametla area , I confirmed what several experts are beginning to say: La Paz's real estate market is entering a new phase . And no, it's not a bubble... it's something more structural.
Here I share with you three key signs that confirm this transformation:
1. Medium-sized investors are investing in mixed projects
It's no longer just large developers who are buying land. I'm seeing—and advising—couples or small family funds acquiring land in growth areas to build commercial space on the ground floor and housing on the upper floor . The mixed model is no longer exclusive to San José del Cabo: La Paz is beginning to integrate it with local style and vision .
2. Long-term rents are on the rise (and that's good news)
In 2022 and 2023, it was all about Airbnb. Today, after regulatory adjustments and a more demanding market, 12- to 24-month rentals are gaining ground. This provides greater stability to neighborhoods like La Posada, El Manglito, and Bellavista , and represents an excellent opportunity for owners looking for a steady income without the frantic turnover of tourism.
3. Architecture begins to dialogue with the desert
This point particularly excites me. New construction projects are beginning to prioritize materials like flagstone, wattle and daub, and natural ventilation techniques. It's not just aesthetics: it's climate adaptation and sustainability , values that buyers—especially foreigners—are increasingly demanding today.
