BCS Government to Define New Priority Development Polygons to Address Housing Shortage

La Paz, Baja California Sur.- The Government of Baja California Sur is taking decisive action to confront one of the region's most significant challenges: the housing shortage. A key meeting will be held next week to define new "priority development polygons," a crucial strategy to manage growth and facilitate the construction of homes for residents.

The Ministry of Agrarian, Territorial, Urban Development, and Mobility (SEDATUM), led by Brenda Ruacho, along with the Housing Institute (INVI) led by Carlos Tinoco, are spearheading this effort. The objective is to create the necessary territorial reserves to spur housing construction, especially for social interest housing.
This plan attacks the core of the problem: the scarcity and high cost of land, particularly in high-demand tourist areas like Los Cabos and La Paz. The lack of available land has been the primary obstacle preventing developers from offering affordable options for the workforce.
Carlos Tinoco, director of INVI, confirmed that the meeting seeks to "plan the development." It's not just about building houses, but about designing "new cities" that have all services guaranteed, such as water, electricity, and drainage, thereby preventing irregular settlements.
From a Real Estate perspective, this measure is fundamental. By defining specific zones for residential and social growth, the government provides certainty to investors and ensures orderly urban development, rather than chaotic expansion.
This effort aligns perfectly with the national housing strategy. Brenda Ruacho highlighted the coordination with SEDATU at the federal level, ensuring that the "State Housing Plan" has solid backing to provide legal certainty for the land.
This strategic planning is a fundamental step in balancing the state's tourism success with the need for its residents' well-being, ensuring that Baja California Sur's growth is sustainable and benefits all sectors.
