Warning issued about fraudulent land sales in high-risk zones in Los Cabos

LOS CABOS, BCS. – The rapid urban expansion of Los Cabos has brought a serious problem with it: the proliferation of irregular settlements and the fraudulent sale of land in areas unsuitable for housing. The Municipal Directorate of Civil Protection, in conjunction with the Directorate of Urban Planning, has launched a strong awareness campaign to prevent more families from risking their assets and their lives.

The head of Civil Protection, Francisco Cota, reported at a press conference that an alarming increase in "sellers" offering lots at very low prices in high-risk areas has been detected, mainly in dry stream beds and on hillsides prone to landslides. These lands, being irregular, lack environmental impact studies, construction permits, and access to basic services such as drinking water, sewage, or electricity.


"We issue an urgent call to the public: before you buy, investigate. Approach the Urban Planning offices, the Public Registry of Property. Do not be deceived by promises of future regularization that may never come," Cota emphasized. He explained that during the rainy and hurricane seasons, these settlements are the first to suffer devastating floods, turning the dream of homeownership into a nightmare.


This social problem is directly linked to the enormous demand for housing for the working class, who migrate to Los Cabos attracted by job opportunities in the tourism sector but face a real estate market with very high prices. The lack of affordable housing options forces many families into the hands of these fraudulent sellers.


In response, the Municipality of Los Cabos has reported that it is working on creating new land reserves to be allocated for social housing programs. The goal is to offer workers serviced lots with legal certainty and at an affordable cost, to combat disorderly growth and protect the most vulnerable population from natural risks and real estate fraud.
